What is apartment privatization?

What is privatization? Everyone knows what it is, however, its benefit to some people seems very doubtful. There are those who consider it useless.

Types of privatization are different. In Russia, it has been carried out for more than twenty years. At the moment, about eighty percent of housing is privatized, and for free. From the first day of the first month of 2013 you will have to pay for it. Of course, there is reason to believe that it will once again be extended, however, it is better now to consider issues relating to its necessity and importance.

What is privatization?

Privatization of property in Russia began back in 1991 after the adoption of the relevant law. She was not in the USSR. What is privatization? It is commonly understood as the transfer of real estate from state ownership to private. This procedure is carried out by drawing up a contract. Paying at the moment is necessary only for the technical conclusion of the document. What is privatization? This is the name of the process, as a result of which people from tenants turn into owners.

Privatized may be that housing, which is listed in the municipal or state fund. The question of whether to conduct it or not, everyone decides for himself. What will happen if you do not privatize the apartment? In principle, nothing. A man will continue to live in it under a social contract. hiring. Why privatization? Then, after passing it, a person will be able to dispose of housing as he sees fit.

The following apartments cannot be acquired:

- located in boarding houses;

- located in military camps of a closed type;

- located in emergency homes;

- related to housing maneuverable.

Privatization is carried out on the basis of a special law. Its basic principles:

- disposability;

- good faith;

- voluntariness.

The principle of voluntariness is that no one can force anyone to privatize or not privatize housing. This is especially true of municipal and state bodies, which in one situation or another may try to make a decision for the tenant. It is important to note that the decision on privatization is made by all people registered in the premises: one refused - the procedure did not take place.

Privatization is one-time. This means that you can use the right to get an apartment in the property only once. This principle is important, but it is often circumvented: the apartment is privatized only to individual family members. Persons who have become minors in the future will still have the right to it (after coming of age).

Why aren't everyone in a hurry to get an apartment in their property? The reasons, as a rule, are the reluctance to draw up documents and a lack of understanding of the importance of the whole process. The main advantage of privatization is that the tenant becomes the full owner and is vested with the right to dispose of the apartment at his discretion (bequeath, give, and so on). Non-privatized area cannot be used as collateral, and its sale may be fraught with certain difficulties. They will arise when renting it out.

No one can be evicted from a privatized apartment without reimbursement. This applies even to cases when the debts of residents to utilities are great. In a privatized apartment, you can redevelop. When a dilapidated house is demolished, another tenant is given a tenant.

What are the disadvantages of privatization? In dormitories and communal apartments it is better to be tenants. The bottom line is that such housing is not easy to sell, but sooner or later, the long-awaited resettlement may come.

After privatization, an apartment will have to pay a little more. In the event that the housing is damaged through the fault of the owner, the state will not provide him with a new one (in case of damage in emergency circumstances, new housing will be provided).
