Redevelopment of the apartment: how to do everything quickly and in accordance with the law?

Redevelopment of an apartment is a complex of construction, installation, finishing works, resulting in a change in the area of ​​individual rooms, the construction of load-bearing walls, systems of engineering and sanitary equipment. In other words, if you want to connect the loggia to the room or to remodel the bathroom, you will find nothing more than a redevelopment. The process is lengthy and costly, both in terms of finances and in terms of nerves. What works are included in the concept of "redevelopment"?

Any project organization knows exactly the answer to this question. So, redevelopment is called:

  • structural change of load-bearing walls;
  • dismantling and moving partitions inside the apartment;
  • transfer of existing and arrangement of new doorways;
  • association of the loggia with the room;
  • combining a bathroom and a toilet into a single bathroom and vice versa, as well as changing its area, moving sanitary equipment, installing new elements (storage water heater, additional washbasin, toilet bowl, shower instead of a bathtub, etc.);
  • the combination of the kitchen and the living room;
  • increase in living space due to utility rooms (storage room, cabinets built into the wall, etc.);
  • transfer of risers and radiators, arrangement of water underfloor heating.

It is very important that all work is carried out at the proper level, in compliance with building codes, and is also properly designed. That is, you must definitely work out the order in detail, as well as legitimize redevelopment.

Unfortunately, very often the owners do it themselves, at their own peril and risk, and carry out legal registration retroactively, when it comes time to sell housing, give, privatize, insure, etc. This approach is fundamentally wrong and entails at least litigation in order to legitimize unauthorized redevelopment.   • permission to carry out redevelopment from all persons indicated above;
  • copy of personal account;
  • conclusion of the SES and the Ministry of Emergencies on the compliance of housing with current standards.

This package is submitted with the application to the housing inspection. After considering your case, a decision will be made on permission / prohibition of work. With a positive answer, you can safely start the repair.

When the redevelopment of the apartment is completed, it is necessary to call the employees of the housing inspection to draw up an act on the performance of work. He, along with the permission for redevelopment received earlier, the project and the passport of the homeowner, are transferred to the BTI for a new registration certificate. Next, you will have to visit the Cadastral Chamber so that the changes are reflected in the cadastral registration. And if during the repair not only the layout, but also the area of ​​the apartment has changed, a new certificate of ownership will also be required (issued by the Federal Registration Service). Only after this can you consider that the redevelopment is completely legalized.
