During privatization, municipal or state property is transferred to the ownership of the organization or private person.

housing privatization in Russia dates back to 1991, when the government adopted the law โOn the privatization of housing in the Russian Federationโ. With his release in the country, official sale and purchase of housing began to emerge.
Why is this needed?
According to statistics, about 80% of Russian citizens registered privatization. The benefits of this action are obvious. Becoming the sovereign master of square meters, you have every right to dispose of them as you see fit. You can give an apartment, rent it to your tenants or bequeath to anyone you want. Privatization of an apartment imposes an obligation on its owner to pay a certain tax to the state treasury (in addition to standard utility bills for all residents ). Today, its amount is about 2% of the inventory price of housing. And this price, it should be noted, is several times lower than the market price, so the amount is not so prohibitive. In many cases, owning your home is much more profitable than being a simple tenant.
So, you realized that your option is the privatization of the apartment. Necessary documents that you need to collect:
- In the passport office of your Housing Office you draw up form number 3.
- There you need to issue a technical passport of the apartment.
- A statement is written in the Housing Office, it must be certified by the head with the signatures of all members of your family who have reached the age of majority with their signatures.
- If before that you were registered at any other address, then additional information is required that you did not use the right to privatization. The document should list all family members and affix calendar dates of registration and discharge.
Now the privatization of the apartment begins, the documents are partially collected, but a number of conditions will have to be fulfilled.
Some subtleties of privatization
Remember that consent to the procedure must be given by all family members who are registered on these meters. If the condition of the living area is in emergency or it is located in an emergency building, as well as intended for demolition, privatization of the apartment will be impossible. Documents for redevelopment, if any, should be in your hands, otherwise the work may be considered illegal and refuse to be privatized. If you have children under 18 years old, remember that they must certainly participate in the procedure. If a minor child was discharged from your apartment, then from this day more than six months should pass.
Some more documents will need to be collected. Privatization of the apartment is impossible without a certificate from the BTI. Within a month from the date of application, specialists will have to conduct an assessment of the living space. It will take about 14 days to receive a certificate from the Housing Office, which provides information about those people who are registered in the apartment. If among them there are children under 18 years of age, it will be necessary for the privatization of the apartment to take place, documents from guardianship authorities. Such permission does not expire within a month from the date of receipt.
In the housing department issued (in the presence of all potential participants of the operation "privatization of the apartment") documents on privatization, namely - the contract. Its preparation takes from 7 to 14 days.
Having a ready-made contract in hand, you should contact the Office of the Regional Federal Service. There you can get a certificate of ownership of the property. Now it remains only to register the privatized apartment with BTI.
