Land categories: what you need to pay attention to when buying a land plot

The ecology of large cities today leaves much to be desired - there is no particular need to argue about this, and it makes no sense. And most city dwellers are well aware of this, and therefore they are striving by all means to acquire a summer cottage or, in general, to move for permanent residence outside the city, to clean air, closer to pristine nature and away from the bustle of the metropolis. Not everyone can afford to buy a country house or a finished cottage in the country. However, there is still a way out of this situation - today there is a real possibility of buying a land plot, on which, gradually, as much as possible, you can build your own cottage or suburban housing.

It is for this reason that the issue affecting individual housing construction requires a very rigorous study and a competent approach. Most potential future developers do not know on which land it is possible to build housing, and on which land it is impossible. And unscrupulous sellers, taking pleasure in using the inexperience of the buyer, sell the latter plots on which a priori it is not provided for the possibility of building not only a residential building, but also any building in general. Therefore, having made a decision on the acquisition of a land allotment, one must nevertheless try to get acquainted with at least the main points of the law governing the postulates of individual housing construction.

In accordance with the provisions of the Land Code of Russia, agricultural plots are divided into types (according to their intended purpose), which are classified as land categories. There are seven main categories. The first includes agricultural land. The second - the area of ​​settlements (they are also called the territories of settlements). The third category includes industrial and other lands intended for special use. Fourth - plots subject to protection due to their special value. The fifth category of land includes allotments of the so-called forest fund, the sixth - plots of the water fund. The seventh category includes agrarian allotments of stock that are in municipal or state ownership.

And not all of the listed land categories are suitable for the construction of residential buildings or utility rooms on them. For this type of activity, only sections of settlements and agricultural land are intended.

Today, it is agricultural plots of agricultural purpose that are most attractive for purchase. It is quite difficult (and expensive) to buy a construction site located on the territory of towns and cities. But for the country construction so popular at the moment, without problems you can buy a land plot. However, there is one “but” in this matter. Not all agricultural land categories are suitable for housing, but only those that have the status of plots allocated for country settlements, as well as for personal subsidiary plots or for gardening and horticulture.

In all other cases, the procedure for transferring agricultural land to another category is required, which provides for the possibility of building a residential or other building on the site.

Land today is an expensive and liquid commodity. Agricultural land is valuable not only because it provides the opportunity to build a country house or cottage, but also because it is a very profitable way to invest available funds. In addition, the sale and purchase of land is considered a very, very profitable type of business. And not every seller is an embodiment of honesty and decency. And therefore, it is possible to sell to a non-knowledgeable developer in the legal framework of the transaction who intends to build his own house, a plot of land that does not correspond to the specific purpose.

To avoid in the future not only the multiple troubles that will certainly arise during the construction of a house in an area not intended for these purposes, but also the loss of a significant sum of money, we must remember that the categories of land plots are of paramount importance. For this reason, before concluding the contract, it is necessary to carefully check all the necessary documents. Better yet, make a deal with a qualified professional.
