The technical plan is a special document that indicates all the necessary information about the apartment: the area of ββthe room as a whole and each room, the location of walls, windows, doors and other elements of housing. All these parameters should be included in the general state cadastre.
What documents are needed to draw up a plan?
In order to properly draw up a technical plan, it is necessary to collect the following documents:
- real estate project;
- A document that confirms your right to own this area;
- passport details of all people who are owners;
- technical passport of the apartment;
- permission to put the presented facility into operation;
- other documents, if necessary, for the subsequent execution of the plan.
All these papers are submitted to BTI. Please note that you must also provide notarized copies of these documents that remain with the Bureau of Technical Inventory.
What sections does the plan contain?
Before issuing such a document, it is necessary to find out what items it consists of so as not to miss anything. So, the technical plan contains such data:
- cadastral number of the room, building in which the apartment is located, floor;
- housing address (indicated in full: country, region, district, city, street);
- purpose and type of premises;
- technical specifications: total area in square meters, the dimensions of all rooms separately each, as well as the location of all walls, partitions, nodes and systems;
- graphic image of the property;
- other nuances (results of redevelopment or expansion of the territory).
Features of the paper
The technical plan contains several parts: textual and graphic. A cadastral specialist should issue it. The plan contains both paper and electronic media. One copy remains in the BTI, and the other is handed over to the owner of the apartment. Regardless of which medium the document is on, it must be certified by a cadastral engineer. As for the deadlines, they should not exceed 21 days from the date of submission of documents to the state body. There is the possibility of accelerated paper production (4-10 days).
The technical plan for the apartment (text part) must be completed as accurately as possible. Those points in which no data will be indicated cannot be excluded from the document. In the column opposite them, a dash is simply put. If there are any corrections in it, they are necessarily certified by the signature and seal of the cadastral engineer. All text is written on standard A4 sheets.
The graphic part is made on the basis of design documentation. It is a drawing on which the main outline of the apartment is sketched, and also all walls, windows, partitions, niches, balcony structures, doorways are marked. All aspect ratios should be as accurate as possible. Measurements should be carried out by a representative of the state cadastral authority.
The technical plan of the apartment is a binding document, without which you do not have the right to use your property.
