When Real Estate Appraisal Is Necessary

The definition of “real estate” is very clearly given in the Civil Code of Russia, according to some articles of which land plots and all existing elements are assigned to real estate objects.

In connection with the active development of market relations, the assessment of real estate today is a very popular type of service. At the moment, there are many types of land ownership (state, private, commercial), each of which, one way or another, needs to be evaluated.

Assessment subject:

- residential real estate, which include individual houses, apartments;

- land;

- commercial property : hotels, warehouses, office, retail premises;

- incomplete construction projects;

- industrial property;

- various auxiliary and utility structures located on land plots.

Direct assessment of real estate is required in many cases related to the process of buying and selling land and buildings and structures located on it, when renting property, resolving a variety of property disputes, entering into inheritance rights, and putting previously unaccounted objects on the balance sheet. Today, the so-called mortgage type of lending has become very popular. In the case of obtaining such loans, the assessment of real estate is not only desirable, but even necessary, since banks issue money to the borrower only after receiving an official valuation report.

Not a single investment project, the conclusion of a variety of insurance contracts, the signing of prenuptial contracts and many other legal actions carried out with real estate is not complete without carrying out this procedure. In the event of damage to property as a result of accidents, floods, fires, natural and other disasters, an assessment of property damage is necessary to determine the extent of the damage caused and to calculate the amounts necessary for restoration or repair work. By the way, an assessment should be carried out even when the conflict is resolved peacefully, without going to court.

As a rule, the customer usually knows the approximate cost of the property to be evaluated, but do not forget that it is usually its market value that is calculated, which depends on many factors, including the prices currently set in the real estate market. It is for this reason that it is necessary to trust only professionals to conduct assessment activities, because today there are many companies that provide this kind of service. In addition, an independent examination ends with the issuance of a document (an act of assessment), which has an official legal status.

And another important fact: the assessment of real estate is carried out as of any specific date. Typically, this is the day the expert examines the site.

There is also another type of property valuation - the so-called cadastral valuation. This type of examination is considered mandatory in many cases, especially when it comes to taxation issues, transactions with land at the level of state organizations. In this case, the customer of the assessment activities is not a private owner or legal entity, but a municipal government body.

As a result of the foregoing, the following conclusion can be made: the assessment of real estate is a serious process, the conduct of which requires the availability of appropriate qualifications and knowledge. That is why the implementation of expert activities should be trusted only to professionals who are well established in this field of activity.
