Before you start the repair, you need to make an estimate in order to get an objective idea of the upcoming costs. Correctly drawn up calculations will allow you to avoid buying unnecessary materials and unpleasant situations when the repair is in full swing, and the money is long over.
Estimation, example for the bathroom
So, you need to decide in advance what exactly you will change. The total estimate for the repair will consist of separate categories:
- Ceiling. For the bathroom, most often mounted stretch ceilings or ceilings based on plastic panels. Before you make an estimate on the ceiling, you need to summarize: the cost of materials and installation of the ceiling, fixtures and lamps for them, ceiling plinths or moldings. For each hole for fixtures or corner pipes that the craftsmen will have to do, you will need to pay separately. To get an idea of the cost of work, you need to call several companies that provide similar services.
- Floor. Most often, tiles are laid on the floor in the bathroom - it looks good, does not deteriorate from constant dampness and is easy to clean. Recently, warm floors have become popular, which work from the network and make the stay in the bathroom more comfortable. In this case, before making an estimate for the floor, you need to take into account the cost of the heating mat or cable, which is calculated according to the planned heated area, the cost of installing the floor, the price of the thermostat. In addition, a warm floor is usually mounted in a screed (or covered with a layer of tile glue), and this is an additional cost for material and work. If an old tile was lying on the floor, the cost of dismantling it must be taken into account. The next item in the estimate is a new floor tile. It is also calculated on the basis of the footage. In order to save money, it is possible not to lay tiles under the bathtub, especially if the bathtub in front is covered by a screen. When making estimates, the cut pieces go two for one whole (if they are cut in half or already). In this case, if there are four narrow strips along the edge, you need to take two whole tiles on them.
- Walls. Calculation of tiles for them is carried out in the same way as for the floor, taking into account the border and pattern. Before making an estimate for the walls, you need to include in it the dismantling of the old tile, the removal of all layers of the old plaster (it is not always applied, it depends on the state of the surface), the cost of plastering and leveling the walls, taking into account the work of the master. A small bathroom with an area of three square meters may require 10-30 bags of plaster. More - if the wall is uneven or wooden, from shingles and bars. Do not forget about grouting for joints between tiles.
- Replacing plumbing. One of the most expensive items during the repair of the bathroom. Before you make an estimate for plumbing, it is worthwhile to think in advance whether you will change the bath itself or manage its restoration. Surface restoration by installing an acrylic liner is cheaper than buying and installing a new bath. The estimate must include the cost of a new toilet bowl, plastic pipes, adapters, faucets, as well as the cost of plumbers.
- Additional costs that arise in the process. When installing pipes, most likely, you will have to order a paid shutdown of the riser in the housing office. Often risers and pipes are covered with a box of drywall, so the list of expenses will include a metal profile, the work of the craftsmen, the cost of the sheet and the inspection hatch.
